How planning consultancy works

STEP 1: Land/outbuilding desktop assessment

After receiving the initial information regarding the development opportunity, our experienced team will carry-out a desktop study and checks. If the site appears to have planning potential, we will arrange a site inspection with one of our surveyors. During the visit, we will discuss your expectations, the various options that may be suitable and next steps. This initial appraisal is carried out free of charge and without obligation.

STEP 2: Offer

If we believe there is planning potential for the site, we can make an offer subject to planning. The offer may be an outright purchase, joint venture or on a land promotion basis depending on your requirements and expectations. Subject to our investigations, many transactions can be progressed without any expense on your behalf.

STEP 3: Planning permission

Bloomhall has an unrivalled network of consultants which we use to carry out various reports and surveys to enable our team to submit a thorough and well-researched application. Bloomhall will submit the application and follow its progress at every stage of the planning process, keeping you up to date and liaising with planners and relevant consultants as necessary and seeing it through to the decision.

STEP 4: Planning decision

Should planning be approved then we will assist with the onward sale, according to agreement in the offer.

If a subsequent appeal is required, we will discuss with you the best next steps. If a change of scheme design is required at this stage, we may need to revise the original offer to reflect the changes and any increased costs.
